⚠️ FIRE PREVENTION - CRITICAL NOTICE ⚠️

Protecting this historic building from fire hazards is everyones responsibility. The following are STRICTLY PROHIBITED:

❌ Candles, incense, or any similar open/closed flame

❌ Space heaters

❌ Smoking anywhere in or near the building

❌ Holiday decorations with lights or live holiday greenery, etc.

❌ Any obvious fire or safety hazards. 

Take extra precaution with electronic devices and batteries. Never leave devices charging unattended overnight, and ensure all charging equipment is in good condition.

Access, Keys, & Hours

🔑 ACCESS, KEYS, & HOURS

To maintain security, requests for keys must come from your company's primary contact person. This is generally the person who signed the lease, or the manager of the office in this building.

​ACCESS

  • Building Access: Mobile unlock (via phone), FOBs, or keycards for all entrances/exits. 

  • Office Access: Traditional keys are issued at move in. 

  • Let us know the quantity of keys provided at move in. We must charge $12 per additional key after that due to the cost incurred by having our locksmith return. 

HOURS

  • Building access for tenants and their employees is 24/7 (employee access hours restrictions available upon request) 

  • Shared spaces (lounge/conference): 7am to 6pm M-F only

Parking

🅿️ PARKING

All vehicles must be registered in our database and display a valid parking permit to avoid towing.

These policies help us maintain as much parking as possible for the building by not letting it be used by neighboring buildings, people visiting downtown, etc.

IMPORTANT PARKING NOTES 

  • Complete our parking permit application form for each vehicle. That form can be found by clicking this link > Parking Permit Application Form

  • 10 Minute spot for guests and quick drop offs - not all day parking. 

  • Municipal parking available nearby for longer guest stays. 

  • Permits invalidate when tenant/employment relationship ends - do not use old permits to access parking after leaving as we will tow the car. 

  • If driving a different vehicle or having friends park here after hours to go downtown, never assume we will know the vehicle. We will not and it will likely be towed. 

  • Do not park at neighboring properties (Black Cow, Browns Wharf, boat yard, etc).

Maintenance Requests

🔧 MAINTENANCE REQUESTS

Please report any issues promptly to give us the opportunity to address them. Help us by being vigilant about anything that seems off and letting us know! 

Submit maintenance requests via: 

  • Use our general maintenance request portal found here. This creates a work order that our vendors have direct visibility to. 

Waste & Recycling

♻️ WASTE & RECYCLING

Personal household trash is not permitted in the building's dumpsters. We will contact you and ask you to retrieve any items brought here and dumped from home. 

DUMPSTER LOCATION:

  • West (rear) parking lot. One dumpster is general trash, the other is labeled single stream recycling.

ACCEPTABLE ITEMS:

  • Dumpster: General office trash

  • Single Stream Recycling: all recyclables except those with food remnants (such as used pizza boxes).

PROHIBITED ITEMS EXAMPLES:

  • Computer monitors, TV's, printers (and similar).

  • Batteries

  • Florescent bulbs

  • Hazardous waste (oil, fuel, paint, etc)

For electronics disposal, please arrange pickup with an electronics recycling service.

  • Single room/solo offices: Welcome to use common WiFi

  • Multi-person suites: Recommended to obtain dedicated Comcast connection. Email us and we can help you set up your connection with Comcast or Verizon.

WiFi reliability not guaranteed as many factors are outside of our control and we rely on the connection from the ISP.
